Access and Security Policy

This Access and Security Policy ("Policy") establishes guidelines for building access, security credentials, and security monitoring at Early Birds, LLC. This Policy is designed to protect the safety and security of all tenants, their property, and the building facilities.
Building Access via Mobile App
Tenants and approved tenant parties receive digital access credentials for entry to the building through a mobile application or electronic access system:
- Each authorized user must maintain the access app on their personal device
- Keep your access credentials secure at all times
- Access credentials may not be shared, loaned, or transferred to any other individual
- You are responsible for all access granted through your credentials
- Ensure the access app is installed and functional before you need to enter the building
Access to Office Spaces via Physical Key
Entry to individual office spaces is controlled by a physical key issued by Early Birds:
- Do not duplicate, modify, or provide copies of any key without Early Birds' prior written consent
- Keys are provided for your exclusive use only
- If a key is lost, stolen, or believed to be compromised, notify Early Birds immediately
- Early Birds may require rekeying of the lock for security purposes
- You are responsible for the reasonable cost of any replacement keys or rekeying
- Return all keys upon termination of your lease
Your Responsibility for Security
As a tenant, you play an important role in maintaining building security:
- Keep doors locked: Ensure that doors to your office space remain locked when the space is unattended
- Authorized access points only: You and all your guests must enter and exit the building only through authorized access points
- Comply with security procedures: Follow all building security procedures and posted instructions
- Don't hold doors: Do not prop doors open or hold doors open for unknown individuals
- Report suspicious activity: Immediately report any security concerns or suspicious activity to Early Birds
- Supervise guests: Ensure all guests comply with security procedures
Revocation of Access
Early Birds reserves the right to suspend or revoke access credentials:
- Temporarily or permanently in the event of a security concern
- In cases of misuse of access rights
- In the event of tenant default under the lease agreement
- To protect building operations or safety
- For violations of this Access and Security Policy
Early Birds will provide reasonable notice when practicable, but reserves the right to take immediate action when necessary for safety or security reasons.
No Circumvention of Security Systems
You shall not bypass, disable, prop open, or otherwise interfere with any building access system, lock, or security device.
- Do not prop open exterior doors or security doors
- Do not disable door locks or alarms
- Do not attempt to bypass electronic access systems
- Do not share access codes or credentials
- Do not tamper with any security equipment
Any such act shall constitute a material breach of your lease agreement and may result in immediate termination of your tenancy and access privileges.
Security Cameras and Monitoring
Early Birds utilizes security cameras within certain interior and exterior portions of the building for safety and security purposes:
- Camera locations: Security cameras are located in hallways, common areas, entrances, and parking areas
- Video and audio recording: Cameras may record both video and audio
- Consent to monitoring: By entering the building, you consent to such monitoring
- Notice to others: You must ensure that all your employees, guests, and visitors are advised of the presence of security cameras
Purpose of Security Cameras
Security cameras are provided solely for general building safety and deterrence purposes. The cameras serve as a tool to help maintain a secure environment, but they are not a guarantee of security.
No Guarantees or Liability
Important limitations regarding security cameras:
- Early Birds does not guarantee that cameras will be operational at all times
- Early Birds does not guarantee that footage will be recorded or retained
- Early Birds does not guarantee that cameras will prevent or deter unauthorized activity
- Early Birds shall not be liable for any loss, theft, damage, or injury that occurs on the premises, whether or not security cameras are in operation or recording at the time of such event
The presence of security cameras does not create any duty or obligation on the part of Early Birds to monitor the premises, prevent incidents, or provide security services. Tenants are responsible for securing their own property and obtaining appropriate insurance coverage.
Prohibition on Tampering with Security Equipment
You shall not tamper with, obstruct, disable, disconnect, or interfere with any security camera, cabling, or monitoring equipment.
- Do not cover, block, or obstruct the view of security cameras
- Do not disconnect or unplug camera equipment
- Do not damage or interfere with camera cabling or wiring
- Do not attempt to access or tamper with camera recordings or monitoring systems
Violations of this prohibition may result in immediate termination of your lease, charges for repair or replacement of equipment, and potential legal action.
Lost or Stolen Property
While security measures are in place, Early Birds is not responsible for lost, stolen, or damaged personal property. You are strongly encouraged to:
- Lock your office when unattended
- Secure valuable items
- Maintain appropriate insurance coverage for your property and business
- Report any thefts or security incidents to local law enforcement
After-Hours Access
Tenants with valid access credentials have 24/7 access to the building unless otherwise restricted. When accessing the building during off-hours:
- Be especially vigilant about security procedures
- Ensure all doors are properly secured when you leave
- Do not let unknown individuals into the building
- Report any security concerns immediately
Cooperation with Law Enforcement
Early Birds may provide access to security camera footage and access logs to law enforcement officials when required by law or when necessary to investigate security incidents. Tenants will be notified when practicable, unless prohibited by law or law enforcement request.
